Initial Consultation is Free
When you sign up for our design services, the first thing that we will need to do is to sit down with you and discuss your project. This initial consultation is free.
Following the consultation, we will prepare a proposal which outlines the scope of the work required to prepare the plans. Once a fee and a tentative timeline are agreed upon we will begin the design and the drawing up of the preliminary plans. An initial payment will be required at this time.
Preliminary plans consist of floor plans, demolition plans if a remodel or addition, elevations, and a site plan. Some other work may also be required including building section(s). During this process we may need to consult with you, usually over the phone or by email, from time to time to make sure that everything will be to your satisfaction. Once finished with the preliminary plans, we will arrange a 2nd meeting with you to present you the plans. You will have the chance to make any changes to the plans without incurring extra change fees. You can also give a copy of the plans to your contractors so that they can work up job and material estimates.
The next step in our design services is to draw up the construction documents needed for obtaining a building permit. A typical plan set includes: floor plans, demolition work for remodels and additions, elevations, building sections, roof plan, foundation plan, framing plans, electrical plan, structural notes, building details, site plan, braced wall and tie down details. Door and window schedules are also included. More may be required. The building department does not usually require plumbing and mechanical plans so we do not usually include these.
If a structural engineer is required, we can consult with an engineer that we have worked with on other projects or we can work with one that you provide. An engineer will provide all the necessary structural details and calculations required to meet the structural building codes. We will then draw up the structural details by the engineer into the plans. We will require a final payment at this time. You may also be required to pay any fees charged by the engineer.
Our design services include creating a PDF of the plan set, which can then be printed onto 24″ x 36″ plan sheets (“blue prints”). If some of the work had to be engineered, the engineer will need to approve and stamp the plans. They can then be given to the appropriate building department to get a building permit.
